My Lands in Wisconsin are

All in Lincoln County Wisc [Wisconsin].

I bought all these lands of Senator

J. Wyatt who has lived in Lincoln Co. [County]

upwards of 20 years at Wausau.--

is an influential man in that Co. [County]

He entered [?] or purchased them many

years ago and they are all selected and

choice lands, heavily timbered, and

lay near the Wisconsin River. Easi-

ly acceptable [accessible]. And the Rail Road is

going right straight up through

the County already finished to Jenny

which is the County seat of Lincoln Co. [County]

The Land is good quality rich soil

and makes splendid farms after

timber is cleared off.

Lands acceptable [accessible] as these & of good

quality & heavy timber, are becoming

more and more scarce each year,

and the increase in value is con-

sidered equal to interest at 10%

at any rate it is a certain increase

Each year. I had in all 700

acres I sold the balance of them

to a gentleman in St. Louis at

$10 per acre in exchange for

personal property:-

Now in order to close up the

matter of Mr. Merrimans mortg [mortgage]

upon which there is a balance

due from you of say $475.00

(I am not certain that this amount is

exact as Mrs. M. Has the papers), but

it is near this sum. I will take

of you any good mortgage you

may have that will come due

2, -3, -or 4 years hence amounting

to $1,200 to $1,500 and give

you up all the note papers

which Mr. Merriman holds and

such amount of these pine lands

as will make up the balance

at $5.00 per acre the lowest cash

value of lands as good as these.--

I can bring this around with

Mr. Merriman if you wish to do it

and I wish you would look it all

over and let me know as early

as convenient your conclusions
